Abstract

Upon construction industry movement recently in country, Sustainability aspects should be considered in the building life cycle.
So, the movement towards green, sustainable buildings was the choice to preserve the limited resources and the chances for another generation for sustainable development. Though upon the literature review done it was discovered that that LEED Certified project suffers from high initial cost, behind schedule in most phases, over cost and it doesn’t perform as it should be according to the LEED standards in post occupancy phase.
Hence, It is clear that the traditional project management dealing with this type of projects can’t be more applied, thus considering this building as it become not efficient economically. So the research introduces a frame work for dealing with this type of projects “LEED Certified Projects” presented in Lean construction management approach to achieve that these buildings could be efficient economically.
Research begins to introduce the impact of the construction industry on environment, emphasizing the positives of sustainability and explanation of its aspects, also explains LEED point of view for the project phases from schematic till LEED accreditation phase.
Then the research introduces lean construction approach beginning with its history from lean manufacturing till the adaptation of its principles and tools through construction industry giving the comparison between lean construction management approach and traditional project management approach. The research discovered the relationship between sustainability aspects and lean construction aspects which mean to ably sustainability through lean construction.
Finally, this relation was applied in two different LEED gold certified project Dar new premises and HSBC headquarter in smart village, through making preliminary interviews to stand on the challenges facing these projects during design development phase which the study is limited to assess the challenges facing this kind of LEED certificate in this selected phase as it concluded from past literature review that it is considered a mature important phase, so the challenges were collected to see their impact on six factors schedule, cost, quality, design efficiency, post occupancy level and LEED accreditation. Then apply lean construction tools and principals to eliminate waste through the design development phase and reduce the risk it facing.
The research concluded that applying lean construction management approach on LEED gold certified project could enhance their economic performance and reduce the risks they are subjected to.
