Abstract Total Quality Management (TQM) briefly means customer satisfaction and a management philosophy. which works only to make the internal and external customers satisfied. TQM is seen as the only way to achieve success and perfect product in many countries. As quality became to be a sever competition between developed countries like USA, Japan, China, Korea ... etc., people try to make more qualified products and TQM is seen as the way to achieve perfect product. Total quality management (TQM) is client-focused, strategic and systematic approach to the continuous improvement of performance. It is an approach of managing of effectiveness and competitiveness. TQM is (total) because it involves every one and each organization activity at all levels in the organization. Quality management process is a total corporate focus on meeting and often exceeding customers, expectations and significantly reducing costs resening from poor quality by shaping a new management system and corporate culture. The Egyptian construction industry and real-estate firms is facing high competition in local and international markets in construction and real-estate. Additionally, with the increase of the customer’s requirements and the lack of using the human resources investment, with this competition. firms starting to consider new strategies to gain a competitive advantage in the construction market to secure areas of able growing market share, quality products. cost control and new management concepts are essential. To understand the key characteristics of the Egyptian construction industry managerial potentials and real-estate investments, especially those related to TQM, a field survey has been conducted. The survey main objectives·were: 1-To assesses top management activities pertaining to TQM. 2-To point out successful TQM policies exercised by Egyptian construction managers. 3- To enumerate and choose suitable TQM policies, methods and tools to be adopted and accepted efficiently in the Egyptian construction environment and real-estate environment under local constraints. 4- To adapt the suitable TQM policies, methods and tools to the local Egyptian construction and real-estate environment and constraints. The survey results however are cognate to the Egyptian construction industry and realestate firms which can be generalized in all construction tasks as well as in other developing countries. In addition to the suggested recommendations and highlights, this thesis introduces a methodology for assessing the possibility of using TQM principles, policies, methods and tools in developing construction industry and real-estate investments. |
