Abstract

Coastal cities situated along waterfronts are inherently dynamic, serving a diverse range of functions and historically playing a vital role in urban development by fostering the growth of ancient civilizations, settlements, and ports along water bodies. These cities not only act as attractive focal points for the public but also provide significant opportunities for urban development, benefiting both coastal regions and entire cities. Despite the presence of numerous Egyptian cities located on seas, lakes, the Nile River, and its branches, some of these waterfront cities remain neglected and polluted, hindering their contribution to urban development and progress. This neglect has negatively impacted the urban fabric of coastal cities and their ability to leverage their intrinsic value within urban settings. The aim of this study is to address this issue by presenting a conceptual framework that analyzes and identifies outcomes for the redevelopment of coastal waterfront cities, establishing principles tailored to local contexts to achieve urban development and enhance economic, social, environmental, and architectural aspects. Additionally, the study seeks to identify strengths and weaknesses in the strategies and principles applied in this context. The study employs an inductive approach, including a comprehensive review of documented redevelopment trends in the literature, alongside an extensive examination of international, regional, and local case studies, each offering unique approaches to redevelopment. These recommendations outline a set of guiding principles for designers, developers, and government entities in the future, enabling the formulation of effective redevelopment plans that accurately meet the contextual requirements of Egypt. The structure of the study is divided into six chapters, each playing a specific role within the framework of the study. Below is a detailed explanation of each chapter’s context: Chapter One: Introduction to Research This chapter lays the foundation for the research by presenting the topic and addressing the research problem in detail. It defines the main objectives of the study, highlighting the importance of coastal cities as significant public attractions and their potential for urban development, which benefits coastal areas and entire cities. The chapter also includes the methodology adopted in the study, covering data collection and analysis methods. Chapter Two: Urban transformation as a catalyst This chapter focuses on the concept of urban transformation and its role as a catalyst in developing waterfronts. It discusses historical transformations and the factors influencing urban transformation, such as economic, social, and political changes. Practical strategies to support this transformation are also reviewed, including improving urban infrastructure and encouraging investments in urban areas. The chapter points out that many Egyptian cities situated on seas, lakes, the Nile River, and its branches remain neglected and polluted, hindering their contribution to urban development and progress. Chapter Three: Urban Waterfront Redevelopment This chapter highlights the importance of redeveloping urban waterfronts, addressing the problems and challenges that may arise in this type of development. These challenges include environmental issues such as pollution and climate change, as well as social and economic issues like displacement and rising living costs. The chapter also presents standards and procedures to support successful redevelopment, such as sustainable planning and cross-sector collaboration. The aim is to present a conceptual framework for analyzing and identifying outcomes for the redevelopment of coastal cities, establishing principles tailored to local contexts to achieve urban development and enhance economic, social, environmental, and architectural aspects. Chapter Four: Experiments to redevelop waterfronts This chapter analyzes and studies global and regional experiences in waterfront redevelopment, focusing on models from cities such as Ahmedabad in India, Seoul in South Korea, Jeddah in Saudi Arabia, and False Creek in Canada. The analysis reviews the environmental, urban, social, and economic factors that contributed to the success of these experiences, such as boosting tourism, improving quality of life, and increasing economic activity. The chapter uses an inductive approach, incorporating a comprehensive review of documented trends in the literature and an extensive examination of international, regional, and local case studies, each providing a unique approach to redevelopment. By integrating criteria extracted from the literature with lessons learned from these practical examples, the chapter develops an advanced evaluation framework. This framework includes a comprehensive set of redevelopment standards, which will be used to analyze Egyptian examples in Chapter Five . Chapter Five: Analyzing Egyptian Waterfront Redevelopment Case Studies This chapter analyzes case studies of waterfront redevelopment in Egypt, focusing on areas such as Aswan and Port Said. The chapter reviews local experiences and compares them with global examples to extract lessons learned. The factors contributing to the success or failure of these projects, including environmental, political, and economic challenges, are analyzed, and recommendations for improving future efforts are provided. The study aims to identify strengths and weaknesses in the strategies and principles applied in this context. Chapter Six: Conclusion & Recommendation This chapter presents the theoretical and analytical conclusions of the study, emphasizing the importance of addressing environmental risks and preserving the local ecosystem and water quality standards. It also offers legislative and administrative recommendations to support future waterfront redevelopment, such as enhancing cooperation between government and private entities and applying sustainability standards in planning and development. These recommendations include a set of guiding principles for designers, developers, and government entities in the future, enabling the formulation of effective redevelopment plans that accurately meet Egypt’s contextual requirements.
