Abstract

Sustainability increasing widely in the world forces to study the effect on property value. The known of sustainable properties spread among investors and buyers, the request of sustainable features increase. The understanding of the effect on value would increase the attributes of sustainable features on their projects. While a little research found to prove the positive link between sustainable features and property value. There is no question that some values increase with sustainable features.This research evaluates sustainability, it discuss the link between sustainability and value. Former researches point to the miner chance to define sustainability with an accurate sum of money. The newness of sustainability could be a reason for the difficulties in valuing sustainable features. Although the market value of sustainability is hard to assess, sustainability can add different values to buildings such as market value, life cycle benefits, health, efficiency, and productivity, etc. These sustainable features found in a monetary savings, therefore increasing the property value.This research attempts to investigate the effects of sustainability in property value, and analyzing different types of evaluation. Which are derived from the various value components such as resale value, rental rates, occupancy rates, operating expenses, net operating income, capitalization rates, risk mitigation and Productivity, Proving these effects with empirical studies. This is achieved through an attempt to link the value components with sustainability features. And overviewing the direct and indirect economic effects from sustainability on projects. With the examination of Egyptian projects having some of these aspects.
