المستخلص The research aims to determine the set of determinants that control reducing the cost of implementation of housing projects in Egypt, to be utilized in improving the rates of performance of the project in all its aspects, and thus raise the economic efficiency of the housing project and reducing the cost of implementation to the maximum extent possible, in order to achieve the implementation of the greatest possible number of residential units in accordance with the resources of available financing, and contribute in solving the housing problem. To reach these determinants the Research is based on the two main parts, namely the theoretical and applied studies as follows: Part I: Theoretical Study: This part is pertaining to the contents of the first, second and third chapters. the First Chapter of the research is focused on the study of the resources impact on the cost of the project implementation. Consequently,identifying the set of actions to be taken regarding the organization and management of project resources to reach the maximum possible reduction in the cost of implementation(standard ruler). Then the study in the Second Chaptert ends to study the value engineering methodology and work plan, as one of the scientific methods to identify the areas where unnecessary cost incurred in the projects and work on eliminating it leading to a reduction in the cost of implementation. In Third Chapter the study tackled one subject of the National Housing Project in Egypt which called ”Ebny Betak”. The study includes its targets, importance and the principals on which the implementation mechanisms and financing which the popject is based on. Part II: Appliedand Comparative Analytical Studies: This was discussed in the Fourth Chapter, where applied and comparative analytical studies were made on different models of projects in Egypt. In order to analyze these models, beside testing and comparing the test group of the theoretical determinants drawn from the First Chapter (standard ruler) to the actual status in Egypt.In addition to the application of value engineering approach to the projects under study and to locate the areas of unnecessary cost in the project. And significantly reduce the cost of implementation to the maximum degree, right down to the actualset of determinants influencing the cost of implementation in Egypt, which is the general framework of the current research |
