This research aims at studying the urban planning of New Borg el-Arab city, and recognizing the advantages and disadvantages that exist in the city. The three planning phases have been considered, which include: the original planning, the existing situation and the future planning 2017. The study tried to recognize the reasons for the city failure and shortcomings to accommodate the urban growth, especially in housing which is considered the most important sector in measuring practically the success of any city.
At the end of the work, some recommendations have been obtained, which help the city in achieving its objectives to become one of the most important urban development
angles in Alexandria city.
This research is composed of the introduction and three chapters, ending with the
summary, recommendations, appendices and the references.
Here is a brief summary for each chapter:
Chapter one
Chapter one is concerned with specifying the urban growth problem in Alexandria, illustrating its features, studying the different alternatives and policies that could be used in solving the growth and expansion problems. The existing situation of Alexandria has been examined, population, their distribution, growth rate and the land use patterns. Chapter one is also concerned with studying the ability of Alexandria extension in both, east and west directions, and studying their ability in absorbing the current and future population growth. As the city extension has been examined in the west direction, the obstacles and problems that face the urban growth had also to be examined and the results of Alexandria planning 2017 and all the changed that happened to the area.
Chaoter two
Chapter two is’ concerned with analyzing the New Borg eL-Arab city experiment considering all the planning phases, which include: the original planning, the existing situation and the future planning 2017. The study tried to recognize the reasons behind the city failure to accommodate urban growth. The planning principles were studied and the reasons for the city urban growth failure with aspect to city layout plan, and economic activities were also evaluated. Also physical, social, economical and culture characteristics
were assessed. An evaluation of civil services, transportation and road network performance was carried out.
Chapter three
Since urban development elements are diversified, so the housing element for New Borg el-Arab city only has been dealt with in this chapter.
Study and analysis of housing problem has been examined carefully with the objective of recognizing the main obstacles and reasons which inhibit the development of this vital sector. Also the evaluation of suitability of available housing units to expected inhabitants, with respect to units design, area, pricing and finishing were done. Distribution of housing units levels across the whole city was studied.
Finally, the financial funds resources for housing projects, and its impact on development has been discussed.
